We Got Tired of Developer Brochures Pretending to Be Buyer Guides
When we started researching new construction in Chicago a few years ago, we ran into the same problem repeatedly: most of the "guides" to Chicago new home communities were written by people who were also selling those communities, or advertising for the builders, or operating on referral arrangements that the fine print made clear but the headline copy didn't. The information was technically accurate but structured to sell, not to inform.
Smart Communities Chicago is our attempt at the thing we couldn't find. We cover every active community we think is worth knowing about, write honestly about the trade-offs in each one, and update our coverage when things change โ construction delays, price adjustments, spec sheet revisions. We take no advertising from builders and no referral fees from anyone in the transaction chain.
The smart home angle came from our own experience. We toured model units that were labeled as "smart homes" because they had a Nest thermostat and a Ring doorbell. That's not a smart home โ that's two connected devices. We wanted to document the difference between communities that are building real intelligent infrastructure and ones that are using the terminology as marketing.

The Four Things We Actually Research
Track record, completion rates, warranty coverage, and what previous buyers actually say about the build quality โ not what the sales team says.
What's genuinely built into the walls vs. what's a Nest thermostat being called a smart home package. We document the actual spec sheets.
What's walkable, what's being built nearby, what the 5-year plan looks like for the surrounding area, and what the honest trade-offs are for the location.
How the per-square-foot pricing compares to comparable resale inventory, what's driving the premium, and whether we think it's justified.
